Most people choose a Florida town from photos, a Google search and a long weekend in March.

Then they move — and find out the commute is real, the insurance quote is different from the one in the article, the water bill isn't what they budgeted, and the town they picked isn't the one they'd have picked if they'd known.

I worked inside builder sales before I represented buyers. Most agents meet new construction as visitors. I worked there — so when someone tells you an incentive is free money, I can tell you where it's priced in.

I sell all five towns in this guide. That's rarer than it sounds, and it's the reason I can give you an honest comparison instead of a pitch.

And I answer. The thing my clients say isn't that I'm a market genius — it's that I follow up and keep following up. When you're moving across the country on someone else's timeline, that isn't a soft skill. That's the entire product.

Underneath all of it: fifteen years as a dialysis technician and five as a corrections officer before real estate. Twenty years of being the calm person in the room while someone else was having the hardest week of their life. Nothing in a closing rattles me, and that isn't a personality trait I'm claiming — it's a thing I was trained into.

Saltwater canals, golf, big lots, and the most house per dollar on this stretch of coast. About 23 miles to Daytona, 28 to St. Augustine, roughly an hour to Jacksonville.

Flagler County schools: Belle Terre, Bunnell, Old Kings, Rymfire and Wadsworth elementary; Buddy Taylor and Indian Trails middle; Flagler Palm Coast and Matanzas high, plus Imagine Charter and Flagler Technical College.

WHY MY LOCAL DEPTH MATTERS TO YOU

One thing worth knowing before you read a headline about Florida: Northeast Florida is running about 3.3 to 3.9 months of supply, which is balanced (NEFAR, July 2026 data, released August 11, 2026), while statewide Florida sits above seven months. The big Florida price declines are real — they're just four hours away on the other coast. If you price your offer here off a headline written about Fort Myers, you'll lose the house. That's the kind of thing I'd rather you hear from me before you write an offer than after.

THE ONE REAL STORY

A couple relocating from out of state, nervous the whole way through, buying in a place they'd never lived. We didn't start with houses — we spent days driving, so they could see the towns, the restaurants, the parks, the places they'd said mattered to them. They wanted to know what “close to the beach” actually meant, so we measured it: the real drive from the house to every beach around, in minutes.

Then the negotiation got tense, and I asked them to stand in the sellers' shoes for a minute — that had been their home for many years, and that's a hard thing. We were patient and kind and understanding, and it closed well. What they said afterward wasn't about the house. It was that they could always reach me, and that they were never handed off to anyone else.

That's the whole job when you're moving from somewhere else. It isn't finding a house. It's making a place you've never lived feel like somewhere you could actually live — and being the one person who doesn't disappear halfway through.
